BSC investigated a 25-year old precast wall warehouse that was experiencing moisture and staining issues at the office space walls.  The moisture issues originated at the exterior walls above the 2nd floor office ceiling, and were ascribed to seasonal condensation/frosting issues that then melted. Examining the building revealed that although the 2nd floor walls were well insulated (with 2” rigid foam), the walls above the suspended ceiling were uninsulated, providing a cold condensing surface of the bare precast panels.  Interior-generated moisture (from occupancy) could easily reach the...
Midwest
This historically significant residence was built in 1939, with several wings added over time. The construction is wood frame walls with fiberboard sheathing, and a painted brick veneer. In 2006, much of the original building’s interior was gutted to the studs and renovated with fiberglass batts, polyethylene and interior gypsum board. Shortly after this renovation, the owners began to note a consistent odor problem, especially noticeable at the second floor of the main house. Various measures were taken, including duct sealing, cleaning of the HVAC system, and testing which showed no signs...
New England
Several buildings at this Retirement Community in New England have been experiencing ice damming issues. BSC was retained to investigate the causes of the ice damming and to develop recommendations to remediate the problems. Through the site investigation, BSC determined that the most likely causes of the ice damming problems identified were heat loss into the attic from air leakage through penetrations in the ceiling plane, air leakage from mechanical ductwork, and conductive losses from poorly or un-insulated ducts. The problem was exacerbated from inadequate attic ventilation. BSC...
Denver, CO
Designed by Wallace Garcia Wilson Architects, the Speer Boulevard Apartments is a six-story mixed-use podium-type building with ground floor retail, below-grade parking and 221 rental units just south of Downtown Denver’s Capital Hill neighborhood.Building Science Corporation provided recommendations to the design team at the 50% and 90% Contract Document phases to mitigate the risk of moisture related failures in the building enclosure.  BSC remained on board to assist the contractor by observing the installation and detailing of the most critical elements of the building enclosure, and...
Upstate New York
BSC was retained to evaluate the ice damming issues at an administration building located in one of the parks in upstate New York. As part of this evaluation, the design and construction of the enclosure were reviewed along with the existing building conditions.  In the review of the building it was determined that the ice damming occurs because of significant heat loss from the occupied and conditioned spaces coupled with a lack of attic/roof ventilation. To correct the problems, an effective air control layer should be provided, significant insulation (thermal control layer) added and attic...
Roxbury, MA
The Alvah Kittredge House is circa 1836 construction Greek Revival mansion, located in the Fort Hill neighborhood of Roxbury. The building was vacant and deteriorated when it was selected for restoration and redevelopment as five new 2-bedroom apartments. The building is listed on the National Register of Historic Places. The completed project received a 2015 Preservation Achievement Award from the Boston Preservation Alliance.BSC worked with key team members (including Amory Architects PC and Historic Boston, Inc.) to assess the condition of the existing building, and make recommendations...
Upstate New York
BSC was retained by the U.S. General Services Administration (GSA) to review as-built conditions and assess the hygrothermal performance of the precast exterior assembly for this 260,000 sq. ft. courthouse following several instances of moisture problems during the first winter. The WUFI hygrothermal computer simulation model was used to assess condensation potential of the as-built enclosure assemblies. Through review of the project documents and a site investigation, BSC was able to identify air leakage from the interior through construction details and poor compartmentalization of stair...
Fall River, MA
Wampanoag Mill is a 125,000 square foot, 5-story granite historic textile mill building built circa 1871. It is undergoing a gut rehabilitation and conversion from a factory outlet center to 97 energy efficient loft style apartments. BSC is providing building enclosure and air barrier/compartmentalization consulting for the project. Existing enclosure and fenestration conditions were assessed during field visits. Areas of particular concern for this type of building include retrofit of insulation to a masonry structure, airsealing, adequate provision for drainage at the historic windows,...
Wellesley, MA
BSC was retained by Wellesley College to investigate sources of ongoing water infiltration problems at Founders Hall and develop a proposed design to resolve the problems. Founders Hall is a Neo-Gothic mass masonry building constructed in 1919 which currently houses classrooms and offices.
Cleveland, OH
Part of the Cleveland EcoVillage project, the two 1,800 square foot single-family GreenBuilt homes are built into an existing community in Cleveland’s Ohio City neighborhood. By combining architecture and engineering, these infill homes are energy-efficient, accessible and affordable. The main living space along with bedroom and bath are located on the first floor with two additional bedrooms, bath and loft space on the second floor. Covered front porches provide outdoor living space as well as limiting direct sunlight into the living room, decreasing solar gain in the summer. Conditioned...
